Terms & Conditions

All of the above rates are based upon two adults sharing a double or twin room for one night or for one person in a single room. All prices are fully inclusive of full English breakfast and VAT at the rate prevailing. Supplements are not calculated automatically in the total costs and will have to be paid for separately during your stay. Any other incidentals during your stay can be charged to your room and paid for on departure. Please note that rates can change according to supply and demand. Once a reservation has been made the agreed rate is not transferable to other offers or rates. All children under 14 years are charged GBP 30 per person per night for extra beds. All older children or adults are charged GBP 50 per person per night for extra beds. Room 1 (Bedroom Suite) rate is for 2 adults and 1 child. The maximum number of extra beds/children's cots permitted in a Room is 1. Any type of extra bed or cot is on request and needs to be confirmed in advance. Room 2, a Sea View Balcony room, and Room 8, a Park View room, have standard double (4'6") beds. We do not accept dogs, except guide dogs. An early check-in at 12 noon is sometimes available for a supplement of £30. We can also sometimes offer a late check-out during the off peak season for £30. Breakages, Spillage, Loss and Damage - We reserve the right to charge for the cost of making good any breakages, spillages, loss or damage, including cleaning costs and/or the cost of repairing or replacing any missing or damaged items. Any booking made via an Online Travel Agent (OTA)/third party has separate terms. These are clearly stated on the corresponding website/ and on your booking confirmation email from the OTA/Third party AND ourselves. Where there is a discrepancy, our policies prevail.
