Cancellation Policy

**Coronavirus special conditions*** IF YOU ARE UNABLE TO TRAVEL DUE TO ANY RESTRICTIONS ISSUED BECAUSE OF COVID 19 WE WILL WORK WITH YOU TO REBOOK YOUR ROOM FOR ANOTHER TIME. PLEASE NOTE THIS DOES NOT APPLY TO ANY NON-REFUNDABLE RATES BOOKED THROUGH THIRD PARTIES. PLEASE CONTACT US AS SOON AS POSSIBLE TO DISCUSS YOUR BOOKING. WE ARE CLOSELY FOLLOWING WHO ADVICE AND HAVE IMPLEMENTED EXTRA SANITISING & SPECIAL PROCEDURES THROUGHOUT THE PREMISES. We would prefer not to charge for cancellations but may do so if we cannot sell a room that has been cancelled. In the event of a cancellation, we will refund the deposit less a 5% admin fee to cover booking expenses. For cancellations made less than 14 days before 3pm on the day of arrival no deposit will be refunded unless we manage to re-book the room. We suggest you check you have travel insurance to cover cancellations for any reason including illness and adverse travel conditions.
