Terms & Conditions

Please check your confirmation straight away. It is the customer's responsibility to make sure all the details shown are correct. If there are any problems please get back to us as soon as possible. We do not have a lift in the property.

Smoking policy: smoking is not allowed in any of our bedrooms or anywhere inside the building. Damage caused or cleaning required as a result of smoking in bedrooms will be charged at a minimum of £100.

Damages, breakages & anti-social behaviour: please respect our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages or damage but we will send an invoice for repair if the damage or breakage is significant. This includes extra cleaning costs & loss of revenue, if we are unable to re-let your room the night following your stay.

Arrival: check in is between 4pm and 11pm. Please let us know if you plan to arrive after 11pm so we can make suitable arrangements.
While we always try our best to have each room ready as early as possible for guests, we cannot gaurantee room access until 4pm each day. The hotel reserves the right to change your room if circumstances dictate that the room is non-operational. We do not guarantee specific room requests, but we will do our utmost to accommodate you.

Dining: we always recommend pre-booking a table to dine with us in the evening. We do get very busy over the weekends and throughout the Summer, so to ensure you have your preferred time slot, please contact us or simply book online as soon as possible.

Breakfast: breaskfast is included in your room rate, and is served each morning in our upstairs restaurant from 7am - 10am. Please pre advise us if there are any diatery requirements to note for breakfast.

Departure: please be ready to leave your room by 11am on the day of departure. Your bill for the accommodation, food and any extras during your stay is payable on departure at the canal bar.

Cancellation Policy

Cancellation/non-arrival: in the case of cancellations received up to 48 hours prior to the date of arrival there is no charge. However any cancellations received within 48 hours prior to your arrival, there will be a cancellation charge to the equivalent of your first night's stay.

Change of booking details: reservations may be amended up to 48 hours prior to the date of arrival.Where the Booking permits, any change to the arrival date, departure date or room type is subject to availability at the time the change is requested and may result in a possible rate change.
