Terms & Conditions

Booking and Payment Terms: 1. The total price for your booking will be set out on your Booking Form. 2. For bookings made 4 weeks or more in advance, the booking of your holiday will be confirmed when a deposit of 25% (or the amount specified on the booking form) has been received. This must be received by the date stipulated on the booking form. The balance is to be paid at least 4 weeks before the commencement of the booking. 3. For bookings made less than 4 weeks in advance of the commencement date, full payment must be made before the accommodation is confirmed. 4. The price quoted includes Value Added Tax (“VAT”) where the same is payable. If rates of VAT change from that included in the price The Old Stone Barn may amend prices accordingly but you will be notified should this happen. Cancellation: 5. In the event of cancellation, please advise us immediately. If it is possible to re-let the property then 75% of the cost will be returned if the balance has been paid. It is advisable to take out insurance against cancellation. 6. If, following a booking, the full balance is not paid on time, The Old Stone Barn shall notify the Visitor. If, after 7 days from the date on which the full balance is due, full payment has not been received by The Old Stone Barn (or an agreement reached) your booking may be cancelled. The Old Stone Barn may, at its discretion, refuse any booking. 8. The Old Stone Barn may cancel or alter arrangements made for you whether before or during the booking provided that such alteration or cancellation is necessary: a. Due to circumstances beyond the reasonable control of The Old Stone Barn. b. To perform or complete essential remedial or refurbishment works. 9. If a booking is altered or cancelled by The Old Stone Barn, it will take reasonable steps to offer a suitable booking alternative booking. If The Old Stone Barn is not able to offer such an alternative or if The Visitor does not accept the alternative offered then The Old Stone Barn will return to the Visitor the relevant proportion of the holiday price paid by the Visitor to The Old Stone Barn in respect of the Accommodation and will not otherwise be liable for any additional loss caused by such alteration or cancellation. Occupancy & Maximum Numbers of Visitors: 10. The number of occupants stipulated, must not be exceeded, unless arrangements have been made. Services: 11. The holiday price will include all charges for water, gas, electricity or oil. Visitors must comply with the instructions found in the welcome pack in the Accommodation. Liability and Loss of Visitor Property: 12. Any Visitor’s property found at the Accommodation will normally be disposed of if it is not claimed or collected within 3 months. 13. The proprietors shall not be liable to you, or any other member of your party, for any loss, or damage to you or your property, however caused, whilst staying at The Old Stone Barn. Pets: 14. We do allow pets by prior arrangement only. An additional charge of £10.00 per week per pet will be made. 15. Where dogs are permitted it is on condition that they are not allowed on the furniture, especially the beds, and they must not be left unattended in the Accommodation at any time and must be under control outside the apartment. The Old Stone Barn Rights of Entry: 16. As with any accommodation, there is a need for ongoing and occasionally unforeseen work in any Accommodation. The Old Stone Barn and its contractors may enter the Accommodation at any reasonable time for reasonable cause. This includes the need to undertake inspections and audits necessary to operate the business, the undertaking of any unforeseen (internal and external) remedial repairs. 17. The Old Stone Barn will give the Visitor reasonable notice of such requirements and aims to restrict the working hours of our contractors to between the hours of 09.00 – 17.00, except in case of emergency. Visitor Obligations: 18. Any losses or damage to the cottage and its contents must be reported and paid for (fair wear and tear excluded). 19. The Visitor agrees to keep and leave the Accommodation in a clean and tidy state. 20. The Visitor must not use the Accommodation or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry out any act that may be a nuisance or annoyance to The Old Stone Barn or any other guests. 21. The Old Stone Barn will not tolerate any verbal or physical abuse towards any of its staff or representatives. 22. The Visitor and his or her party must comply with any reasonable regulations relating to the Accommodation of which the Visitor has written notice. Such regulations will be found in the welcome folder in the Accommodation, typical examples would include any local conditions regarding parking, waste disposal and recycling. 23. The proprietors reserve the right to terminate your stay if any occupants are believed to be causing a nuisance to other guests, or are not treating the property with respect. 24. Smoking is not permitted in any part of the Accommodation and the Visitor and his or her party agrees not to smoke inside the Accommodation. 25. Guests use all facilities including the swimming pool and children’s play area at their own risk. 26. Free WIFI is available in all Accommodation, however we would ask that Visitors respect the use of the internet and do not use for indecent or improper purposes. Damage and Security: 27. The Old Stone Barn recommends that Visitors hold personal insurance for accidental damage and personal liability. Comments / Complaints: 28. Every reasonable care will be taken to ensure that the Accommodation is presented to the Visitors to a high standard. Should the Visitor find that there is a problem, or cause for complaint, please let us know immediately, so that we may rectify the issue. Arrival and Departure Times: 29. The Accommodation will be ready by 13.00 on the day of Arrival. If you require an earlier arrival time, please advise and we will do all we can to accommodate you earlier. 30. You are required to vacate the property by 10.00am on the day of departure unless previously arranged with the owners. Please ensure that the keys are returned or left in the Accommodation on departure. Failure to do so may incur the cost of a replacement set.
